Mixing offices/apartments with their services, keeps them optimally efficient. The first floor lobby plus utilities directly below, are the buffer between them and the shops/restaurants below ground. Since these prefer lower floors, but CAN't be build underground, those first 10 floors are rare and unique premium spaces for them. I usually have all my stores on the left side underground, restaurants on the right underground, with a buffer of services that absolutely need to be placed underground between them.įirst 10 floors rising above ground contain medical centers and broadcasting services. You're also bound to require just as many services as you do retail/restaurant capacity, so this is a good fit. Plus, garbage collection is also always underground and restaurants produce a lot of garbage. I'm perfectly happy placing as much of my retail and commercial enterprise as possible, below ground so that visitors from both the street and underground have an easy time popping in for dinner and a shopping spree. Combine that with the face that the metro is also underground. However, services on the floor above ground occupy space for tenants, so less tenants in the tower.Īlso some services create noise and smell.ĭefinitely a wisely planning is recommended.Īctually, several restaurants and shops have valid placement below ground.
